Immigration is the primary driver of Sydney’s housing shortages

Last week, the NSW Productivity Commission (PC) released a White Paper explicitly stating that Sydney’s housing shortage was caused by an unexpected boom in Sydney’s population when the federal government threw open the immigration floodgates in 2005:


Since 2006, NSW housing supply has not kept pace with demand or State targets. That has created an accumulated underlying shortage of dwellings. The 2016 NSW Intergenerational Report estimated an accumulated shortage of 100,000 dwellings. The high levels of completions since 2016, along with declines in net immigration due to border closures, have brought the estimated shortage down to around 54,000 dwellings in 2020 



The shortage is expected to shrink further in the near term as border closures constrain population growth and hence housing demand.

NSW: CoreLogic’s preliminary report on the weekend’s auctions reported a higher clearance rate driven by strong results from Sydney

The national preliminary clearance rate rose to 77.8% from 77.4% the prior weekend. This was off significantly higher auction volumes, up to 2,418 from the prior weekend’s 1,426 (which was negatively impacted by the Queen’s Birthday holiday). NSW: Sydney’s vacancy rate has indicated positivity for areas hit hardest by the COVID-19 pandemic

Vacancy rates in Sydney’s Inner Ring suburbs fell month-over-month in May to 3.3%. They also dropped in both the Middle (4.6%) and Outer (2.5%) Ring suburbs, falling 1.2% and 0.7% respectively. Overall, vacancies across Sydney fell in May and now sit at 3.3% – down 1.0% from April 2021. Outside Sydney, REINSW data found that both the Newcastle and Wollongong rental markets remained steady during May.
