Australia's 10 postcodes most at risk of rental unit oversupply

Investors should be wary of three Sydney suburbs and two Melbourne inner-city neighbourhoods because of looming rental apartment over-supply, a new report has warned.

The just-released study from RiskWise Property Research detailed what it claimed are Australia's 10 postcodes most at risk of new units flooding an already weakened rental market.

New South Wales dominated the list, with four neighbourhoods in the top 10.

Victoria and Queensland each had two postcodes listed, while Adelaide and Darwin were also flagged.

Gosford, on the NSW Central Coast, rounded out a NSW grouping which included Sydney suburbs Parramatta, Rouse Hill and Mascot.

Melbourne's CBD and Docklands were also suburbs where investors should be cautious, RiskWise Property Research chief executive Doron Peleg said.

Retraction of the property market has essentially impacted the natural flow of the property life cycle

Wealthi investment director Stephanie Davies has acknowledged that we’re seeing a lot of markets retracting and property values taking a dip “given the current climate and property landscape”. While it does depend on the velocity of the dip and other factors, Ms Davies said, “If we take a look at the property life cycle, we’ll notice that we usually see property prices return at a rapid speed due to the pent-up demand from buyers holding back for such a long period of time.” She noted that the 2019 election originally stalled many buyers, which was closely followed by the bushfires and then the pandemic. Ms Davies’ prediction comes as auction clearance rates continue to rise across NSW and even in Victoria, despite heavy lockdowns being in place. She considers it “a sign of what’s to come”. “I believe there will be standout areas to watch over the next 12 months that will be exponentially impacted by government investment into infrastructure and sustained employment levels post-COVID-19, matched with an undersupply of new property, on the CBD fringe in our capital cities.” Pockets to watch, according to the director, include areas around the new Western Sydney Airport and Parramatta. New South Wales's Central Coast Region is projected to record a rental market boom as home seekers escape inner-city areas, according to Brand Property. Over the May to August period, Brand Property recorded a 196% rise in tenant applications and a four-fold increase in enquiries for homes in the Central Coast. "People from Sydney who have been working from home during the coronavirus now see living on the Central Coast as viable and much more affordable," he said. Figures from SQM Research show that Sydney reported a 3.5% increase in vacancies in August, with the Sydney CBD region reporting the highest vacancy rate at 12.9%. The latest report from the Real Estate Institute of New South Wales (REINSW) showed similar results when it comes to regional locations.
