NSW: 2020 forecast for Northern Beaches reveals short supply and high demand

Families who missed out on buying a home last year on the northern beaches are already bombarding agents looking for a home.
Forty-five people inspected a three-bedroom home in Avalon since it launched on January 2, and demand is so high homeowners are coming to market early to take advantage of eager buyers.

Thirty-four homes were listed for sale on the northern beaches this month and auctions are already scheduled for January and early February. Traditionally homeowners wait until after the Australia Day long weekend to come to market.

SA homeowners rejoice as Adelaide property market continue to grow

When it comes to price growth, Adelaide’s more affordable suburbs shine, the latest Valuer-General’s figures show. Looking at suburbs to have had at least 10 sales for both 2019’s final quarter and Q4 2018, more than half of the top 20 suburbs for capital growth had median values of less than $500,000. These include Evanston Park ($418,000), Rosewater ($461,000), Banksia Park ($473,250), Port Willunga ($390,000), and Andrews Farm ($310,000). Largs North ($450,000), Redwood Park ($420,000), Elizabeth Downs ($203,250), Salisbury ($339,000), Aldinga Beach ($380,000) and Nairne ($405,750) round out the list. The latest data from research shows that residents of the inner-south suburbs live in their homes longer than anywhere else in Adelaide, with residents only turning over their homes every 16.9 years on average. Bushfire tax relief for SA victims following Kangaroo Island and Cudlee Creek blazes

Victims who lost homes and cars in SA bushfires to get tax relief.The SA Government announces tax exemptions for bushfire victims who lost property in the state's recent blazes including in the Adelaide Hills and on Kangaroo Island.. People affected by the fires will be exempt from stamp duty for replacement properties and vehicles, and will not have to pay land tax in 2019–20 or 2020–21.Administration fees will be waived for people replacing lost or destroyed drivers' licences, as well as for replacement motor vehicles, Treasurer Rob Lucas announced. Owners of cars destroyed in the fire will be able to apply for refunds of their unexpired registration. "The land tax and stamp duty relief measures are similar to those introduced by the Victorian Government, but the land tax relief measures are for two years compared to one in Victoria." Stamp duty relief on new homes will be capped at $48,830 — the amount due on a $1 million property — while on cars it will be capped at $1,940, the amount payable on a private vehicle worth $50,000.
